A post remediation inspection is a critical component of the remediation process. 3 things to keep in mind: .
1️⃣ A visual inspection of the remediated areas is the first step. The remediator should be following a protocol provide by you mold consultant. So that same mold consultant should make sure they protocol the provided was actually followed. I can’t tell you how many times I go into a post inspection and see the remediation company decided to leave things out from my protocol. If you (the client) was expecting the full protocol to be followed, then it’s important to have you consultant come back in to verify that. .
2️⃣ A post remediation inspection must include testing. The whole purpose of going through the process is to remove microscopic fragments and toxic elements from your home. I don’t care how great your consultant is, there is no way to know if the cleaning was successful without testing the areas for validation. .
3️⃣ Post remediation testing should include BOTH air and surface testing. Most inspectors / consultants only do air samples as part of post remediation testing. That is a huge disservice and provides a false sense of security. Think about it, you are having remediation done because mold was growing on surfaces in your home. Mold doesn’t grow in the air. It grows on surfaces. So in addition to air samples (which are needed because mood is aerosolized during the cleaning) there must be surface testing completed of the remediated surfaces. I can’t even count how many times an air sample came back fine, but a surface sample in the same area had very high counts of mood. .
BONUS: Don’t ever let remediation company do their own post remediation testing. It’s in their best interest to pass. And they will sample in a way that will help achieve that goal.
